Finding the perfect home is no easy task. It takes time and dedication and sometimes can be very stressful. Trying to find an affordable home in an area you prefer is the challenge most home buyers face, you may think you know exactly what you want and where. But a home that offers everything you want may not be in a suburb you prefer or a home in the suburb you prefer may be out of your price range, it's important to remain flexible. You may need to broaden your scope geographically and always start your search with an open mind.

The golden rule for locating the right property is research, the more you know the market, the more likely you are to make an informed decision.

It's important to have a ballpark figure of what you can afford in mind, so read the newspapers, especially local ones, search the Internet and attend as many open houses and auctions as you can, get to know the real estate agents in the area and you will soon know what is available and at what price.

It is also important to consider the factors that are of value to you and your family before buying a property eg;

  • What area do you want to live in?
  • Is the area convenient to work and schools?
  • What type of home are you looking for? (House, unit, duplex etc)
  • Is it important to have public transport nearby?
  • Is it a priority to be close to family and friends?
  • Are lifestyle amenities important? (Beach, shops, swimming pool, parks etc)
  • Are there any negative aspects to buying in a particular area (flight path, highway etc)

Once you find a property, it's a good idea to arrange for property and pest inspections before exchanging contracts. Not only will a thorough inspection inform you of a property's condition, it allows you to re-negotiate if a severe problem is detected.

By considering the above factors hopefully the buying process will be a lot smoother and less stressful, allowing you to enjoy more time with your family and friends.
