urbanmoney now funding loans for the National Rental Affordability Scheme (NRAS)

NRAS property investmenturbanmoney now fund mortgages for investors purchasing properties that are approved under the National Rental Affordability Scheme (NRAS).

NRAS is an Australian Government initiative to stimulate the supply of new affordable rental dwellings by up to 50,000 by June 2012. NRAS offers property investors annual incentives for 10 years of $9,140 per annum. Furthermore, the Queensland Government is providing a cash bonus of $10,000 until 1 January 2012.

Successful NRAS applicants are eligible to receive a National Rental Incentive for each approved dwelling where they are rented to eligible low and moderate income households at 20 per cent below market rents.

Governments, the business sector and community housing organisations recognise that housing affordability is an issue of significant community concern. The growing cost of housing is having a serious impact on the ability of many Australians to meet their financial commitments.

Under NRAS, the Australian Government is providing incentives to;

  • Increase the supply of affordable rental dwellings;

  • Reduce rental costs for low to moderate income households; and

  • Encourage large scale investment and innovative delivery of affordable housing.

The scheme offers annual income incentives with Federal and State Government payments of approx $9,500 paid annually for a ten year period.

NRAS has the potential to improve the financial performance of residential property via;

  • Increased yield through tax offsets and payments,

  • Enhances security through Government backed tax offsets and 10 year tenure,

  • Reduced vacancy rates as rent is discounted to 20% below market rents.

In most cases, depending on the individual circumstances of the investor, an investment property purchase can be almost positively geared form day one which is great incentive for investors to take up this opportunity.
